The 𝟭𝟵𝟲+ 𝗿𝗼𝘂𝗻𝗱𝘁𝗮𝗯𝗹𝗲 𝗴𝗲𝗿𝗺𝗮𝗻𝘆 organised by 196+ events took place in Berlin, focused on the hospitality, tourism & leisure and serviced living sectors, and was moderated by Ulf Templin, Tobias Siegel, Ulrike Schüler. 𝗞𝗲𝘆 𝘁𝗮𝗸𝗲𝗮𝘄𝗮𝘆𝘀 from 𝟭𝟵𝟲+ 𝗿𝗼𝘂𝗻𝗱𝘁𝗮𝗯𝗹𝗲 𝗴𝗲𝗿𝗺𝗮𝗻𝘆 include the following: 💡 Concerts (e.g. Taylor Swift) and events (e.g. EURO 2024) are driving demand and rates to various degrees in host cities. EURO last-minute pick-up is expected due to unknown pairings following the knockout stage. 💡 The market has benefited from higher ADR levels post Covid-19 compared to 2019. The question is whether these rates can be maintained. In turn, occupancy remains below 2019 levels. 💡 Profit margins are strained especially by higher payroll costs – energy costs have stabilised but still remain slightly higher compared to 2019/20. 💡 Leisure demand in cities has profited from workations. 💡 With the growing availability of vacant buildings, adaptive reuse poses to be an enticing development model, but it also bears various hurdles such as high investment/conversion costs. 💡 Ongoing growth of branded hotels via franchise agreements is expected to continue, however, this generates the need for more white label operators. 💡 Given the demographics in Germany, modern senior living concepts are seen to represent the best opportunity for growth in the mid-term future. 𝗡𝗲𝘄 𝗨𝗦𝗔𝗟𝗜 𝟭𝟮𝘁𝗵 𝗥𝗲𝘃𝗶𝘀𝗲𝗱 𝗘𝗱𝗶𝘁𝗶𝗼𝗻 𝗨𝗽𝗱𝗮𝘁𝗲 – 𝗘𝗦𝗚 𝗿𝗲𝗹𝗮𝘁𝗲𝗱 𝗰𝗵𝗮𝗻𝗴𝗲𝘀 Following the last edition published in 2014, the new 12th Revised Edition of the Uniform System of Accounts for the Lodging Industry (USALI) has its debut this year (the e-book version will be available in July) and will be placed in effect on January 1, 2026. Besides other adaptations, new elements i.e. schedules have been introduced which further increase transparency and alignment with contemporary practices. These include reporting guidelines concerning the executive/club lounge; payroll FTE; all inclusive; brand and operator costs; guest loyalty program; and energy, water & waste (EWW).
