    🚨 Deutsche Bank's first quarterly loss since 2020, driven by provisions for souring loans and litigation costs, has overshadowed the otherwise strong performances of other European banks, leading to a sharp stock decline and affecting broader banking indices. The German real estate sector is under significant strain, with a surge in property foreclosures due to higher interest rates and economic stagnation at the same time as the open-ended real estate funds sector faces a crisis with significant cash outflows and valuation issues. 🔹 However, despite these looming challenges, some select signs of market stabilisation and a glimmer of cautious optimism among property fund managers are emerging - but will this be enough?     At the recent Italia GRI 2024 in Milan, Livio Stracca, Deputy Director General at the European Central Bank (ECB), sat down with GRI Club’s Director of Global Production - RE Europe, Ludwig Menke, to discuss various aspects of the Italian and European real estate markets and their implications for financial stability. 🔹 The event’s keynote speaker highlighted that the Italian real estate market has been more stable and less leveraged compared to other European countries. Livio noted that European commercial real estate has faced structural challenges due to increased remote work and online shopping post-COVID, as well as cyclical pressures from rising interest rates. Looking ahead, Livio identified major global macroeconomic trends, including the uncertain impact of AI, the significant role of the US in driving growth, and the demographic and trade transitions in China.     “France is challenged by trends which are here to stay,” says Marc Brütsch, Chief Economist at Swiss Life, be them geopolitical, demographic, or related to the green transition. However, the French economy is underestimated to a certain extent, Marc continues to explain. Labour reforms have now achieved record levels of labour participation rates, and the country is attracting increased foreign investments in startups and businesses. 🔹 These were among the exclusive insights Marc shared during his interview at France GRI 2024. Marc addressed not only the health of the French economy, but also the impacts and outlooks for the country’s real estate market, which he reported as expected to stabilise and improve, particularly in the residential, hospitality, and logistics sectors. “It’s sheds and beds where the recovery will happen the quickest.” Institutional investors are showing a growing appetite, and transaction volumes are predicted to recover later this year, supported by easing monetary policy.     🧾 Exclusive Portugal GRI 2024 report: Formidable fundamentals and the promises behind Simplex - read now: https://lnkd.in/dbFYjy_A Top of the agenda at Portugal GRI 2024 this year was the suite of simplification measures in place since the introduction of Simplex Urbanistico earlier this year, with a number of licensing requirements downgraded to “prior communication”, and others simply made exempt. 🔹 Investor roundtables saw unequivocal optimism, but it isn’t all rosy on the path towards a more efficient and transparent real estate market, as architects and engineers now bear greater responsibility to conduct thorough due diligence, while banks and lenders are likely to follow suit and demand more detailed assessment and proof of compliance. Meanwhile, Portugal’s retail and hotel sectors are thriving on high visitor numbers and increased consumer spending, and the country's residential market is showing resilience and growth, with strong demand driving quick sales of new developments. 🔹 Portugal’s real estate fundamentals are proving increasingly invincible.     Laurie Lagarde, Head of Logistics EMEA at CBRE Investment Management, recently attended France GRI 2024, where she gave an exclusive interview to address the key focuses for CBRE IM within the logistics sector at present, in which she highlighted the importance of sustainability. 🔹 “Number one, sustainability. Sustainability is on the minds of everyone,” says Laurie, referring both to not only the sustainability of buildings, but also operations. Laurie also addressed the matter of regulations at play in the real estate industry. On the positive side, sustainability regulations encourage the development of better portfolios, aiding the mission, explains Laurie, however, certain regulations can impede development, making access to land more challenging and causing lengthy delays in obtaining zoning and building permits. 🔹 CBRE IM’s entire portfolio has undergone decarbonisation audits, and are actively working on a solar program aimed at installing solar panels on the roofs of assets, with expectations for the first building under the program to be operational by the end of the year. Maintaining strong customer relationships is also a priority, details Laurie.     💥 UK BTR sector hits a record high in investment levels. Investment in the sector surpassed £2.6 billion, marking a 38% YoY increase. This encouraging result for the UK’s BTR market is also mirrored in other news revealing that the UK delivered a record number of BTR homes in the second quarter of 2024. 🏗️ An impressive 22,000 homes were completed in the preceding 12 months, equating to 2.5 times more than the average during the period of 2017-2019, and a YoY growth of 4% for the sector. But, what is next for BTR? Despite growth, the sector is also facing fast-evolving tenant demands, and investors, developers, and operators must adapt to stay ahead of the competition.     “There are a number of situations that, both structural and conjunctural, make it difficult to raise a lot of cash, but I wouldn’t say that there is a lack of cash in the market, as there isn’t,” says Nuno Azevedo Neves, Country Managing Partner at DLA Piper. 🔹 Fundraising is difficult at the moment, no matter where you are in the world, explained Nuno, during an exclusive interview with Gustavo Favaron, GRI Club’s CEO & Managing Partner, during Portugal GRI 2024. In the case of Portugal, Nuno shared three principal reasons, the first being the country's relatively limited market size, creating hurdles for investors looking for larger investment opportunities. The second, a conjunctural issue, Nuno explains, is the drastic reduction in the NPL ratio over the past few years. Previously, there were ample opportunities for opportunistic funds due to the high NPL ratios, which are now scarce. As a result, investors need to identify new drivers and areas of growth within the country.
