I recently walked a new development project, 2 high-rise towers made up of over 500+ residential condo units attached to a major hotel flag. I've seen a lot of weird, bad, and this-makes-no-sense kinds of projects in my time... but wow, it's been a while since I've seen anything like this. ❌ Bad spatial planning ❌ No closets or storage space ❌ Doors opening in the wrong direction ❌ Kitchen islands off center ❌ Shallow kitchen cabinets that barely fit a side plate ❌ Columns in the middle of the living rooms ❌ Electrical outlets in the worst places ❌ Inaccessible balconies due to incorrect doors ❌ No pool or water elements of any sort ❌ No fitness center exclusive to homeowners This list goes on. 🤯 And there's over 500 to sell, with prices starting close to $2000/SF in a market controlled by affluent and sophisticated buyers who demand livable functionality, detailed fit and finishes, and the tip of the market pushing $1200/SF. 🤯🤯 ✅ Work backwards. ✅ Who is your buyer? ✅ What to they need? ✅ What are they willing to pay for?
