NEWS: BXP Completes Waltham R&D Facility -- Boston Properties (BXP) recently completed a 113,000-rsf innovation hub in Waltham, Mass. Designed by TRIA, 103 CityPoint aims to reshape corporate culture for science and technology tenants, energizing its workforce and accelerating growth. The flexible flour-story structure provides 80 percent laboratory and office space, with 20 percent accommodating a double-height cGMP manufacturing area spanning approximately 25,000 sf. Column-free floor plates, 50-foot-clear structural spans, and 16-foot floor-to-floor heights can address a wide range of tenant requirements, complemented by an inviting lobby and café. Located in the Route 128 life sciences corridor, the biophilic development is illuminated by captivating exterior and interior lighting that was designed by Sladen Feinstein Integrated Lighting. The project team included Simpson Gumpertz & Heger (SGH) as structural engineer, VHB as civil engineer, Acentech as acoustic & audiovisual engineer, and R.W. Sullivan as telecom, data & security engineer. Arcadis provided MEP+FP engineering services and landscape design. Code Red Consultants acted as code consultant and enviENERGY Studio LLC performed energy modeling and LEED services. Additional consultants included VDA (vertical transportation), St. Onge Company (loading and logistics) and Colburn Guyette Foodservice Design. NEWS: Texas State University Builds STEM Facility -- Texas State University will begin construction in August of 2024 on the $140 million STEM Classroom Building in San Marcos. Designed by Ayers Saint Gross and PGAL, the eight-story, 168,000-gsf facility will house the departments of mathematics and computer science, as well as providing instructional venues, class labs, departmental offices, and research labs for several other academic disciplines. A welcoming reception area will open onto a two-story lobby, which can support a variety of functions including lectures, events, exhibitions, and more. The main entry level will also offer tutoring suites and large classroom spaces. Located in the university’s growing science and engineering district, the sustainable structure will leverage high-performance glazing to admit natural light without additional heat gain. NEWS: USDA & UW Madison Break Ground on Dairy Forage Research Center -- The U.S. Department of Agriculture broke ground in June of 2024 on a new facility for the Dairy Forage Research Center in Prairie Du Sac, Wis. Created in partnership with the University of Wisconsin-Madison's College of Agricultural and Life Sciences, the world-class complex will enable the Agricultural Research Service to work side-by-side with academic investigators to develop sustainable solutions for animal husbandry, food production, and water management. The technology-rich facility will feature robotic milking systems, chambers for measuring greenhouse gas emissions, a state-of-the-art animal nutrition unit, and advanced research labs for agronomy and dairy science. By replicating the conditions of modern dairy farms with free-stall pens and automated milking equipment, the center will enable holistic studies of dairy forage agro-ecosystems spanning soil health, nutrient management, and the mitigation of manure-borne pathogens. HDR is providing architectural and engineering services for the project, which is sited on 42 acres and represents an investment of up to $55 million. NEWS: University of Missouri-Kansas City Constructs Healthcare Delivery & Innovation Building -- The University of Missouri-Kansas City (UMKC) will begin construction in summer of 2024 on the $120 million Healthcare Delivery & Innovation Building. Designed by RDG Planning & Design and Clark & Enersen, the 200,000-sf facility will provide state-of-the-art learning environments for the School of Medicine and the School of Dentistry. The six-story structure will feature advanced simulation suites and clinical training labs where the next generation of medical professionals will gain hands-on experience in the delivery of team-based care. The collaborative building will also house biomedical engineering labs, pre-doctoral dental clinics, the Health Equity Institute, and the Data Science and Analytics Innovation Center. Inclusive gathering areas will enhance interdisciplinary exchange throughout the facility, which will include two floors of office space for UMKC’s clinical partner, University Health. NEWS: The Davis Companies Completes Cambridge Research Facility -- The Davis Companies and Invesco US Real Estate completed construction in June of 2024 on a 215,000-sf research facility in Cambridge. Designed by Jacobs, 101 Smith Place is the third structure in a new life sciences cluster called The Quad and offers 161,616 rsf of Class A lab and office space. Features include: > Floor-to-floor heights of up to 18 feet. > Column bay spacing of 21 feet on center, with 53 feet of open bay between exterior and building core. > Live floor load capacity of 100 PSF. > Robust HVAC infrastructure providing .75 CFM per sf for lab and 0.25 CFM per sf for office. > Electrical capacity of 15 watts per sf for lab and 9 watts per sf for office. > A sophisticated plumbing system with centralized pH neutralization and an integrated tepid water loop. The amenity-rich development incorporates a fitness center with showers and locker rooms, indoor bike storage, a restaurant, and one level of underground parking. Tenants benefit from dedicated space in the mechanical penthouse, which houses a central chiller, a hot water plant, air handling units, and lab exhaust systems. Erland Construction delivered the lab-ready project as a core and shell building to allow for tenant customizations, with CBRE acting as leasing agent for 101 Smith Place. NEWS: Montana State University Builds Computer Science Facility -- Montana State University-Bozeman is constructing Gianforte Hall to accommodate world-class programs in computer science, technology, and related fields of study. Designed by Lake|Flato Architects and Hennebery Eddy Architects, the 58,000-nsf building will provide teaching and research labs for robotics, cybersecurity, artificial intelligence, machine learning, data science, software development, and augmented and virtual reality. Large classrooms will support a range of instructional and learning styles, and can be reconfigured as lecture rooms, team-based learning venues, or seminar rooms. The facility will also house studios and instructional settings for courses in media production, film, photography, and music to promote interaction and exchange across disciplinary boundaries. Illuminated by natural light, the biophilic project will feature mass timber structural components and a geothermal system that connects to MSU's South Campus Energy District. Swank Enterprises is the general contractor for the sustainable development, which is slated to achieve LEED Silver certification. NEWS: University of Kentucky Breaks Ground on Agricultural Research Building -- The University of Kentucky broke ground in June of 2024 on the $285 million Agricultural Research Building in Lexington. Designed by BHDP Architecture and Flad Architects, the 263,000-sf facility will serve as the central research hub for the Martin-Gatton College of Agriculture, Food, and Environment. Over 60,000 sf of advanced wet and dry laboratories will enable investigators in the Department of Animal and Food Sciences to perform a wide range of analyses, from nutrient assessments of feeds and foods to gene and protein expression studies. Additionally, sophisticated teaching laboratories will offer students enhanced hands-on learning opportunities. A complex of rooftop greenhouses will accommodate studies in horticulture, plant and soil science, entomology, and plant pathology, complemented by a separate teaching greenhouse with interior and exterior instructional venues. The development will also include classrooms, collaborative office and meeting areas, and a scalable 250-seat auditorium capable of hosting lectures, demonstrations, and events. Targeting a minimum of LEED Silver sustainable design certification, the Agricultural Research Building is slated for completion in November of 2026. NEWS: Merck Constructs Quality Control Facility -- Merck is expanding its Darmstadt headquarters campus with the construction of a $66 million quality control facility for MilliporeSigma, the company’s life science business. Spanning approximately 105,000 sf, the four-story building will provide GMP labs and cleanrooms for the testing of medicines and biological agents. The flexible structure is designed to enhance operational efficiencies and will bring 135 employees from different departments together in one collaborative location. Targeting the German Sustainable Building Council’s GOLD standard, the low-carbon development will incorporate self-sufficient energy generation systems.
