General Summary

The Facilities General Laborer provides maintenance support service and preservation of KVH buildings, grounds, vehicles, etc., including routine maintenance and repair of building/facility conditions, various hospital vehicles and equipment, and grounds maintenance (including seasonal demands of spring and summer, autumn, and winter conditions. The Facilities General Laborer assists with hazardous materials control/removal, fire prevention, general security, etc., by maintaining the hospital’s facilities in a clean, safe, operational condition. The Facilities General Laborer demonstrates excellence in customer service during interactions with employees, managers/supervisors, patients, patient family members, customers, vendors, etc., and works collaboratively with all employees throughout the organization to provide optimal facility support services in a professional, ethical, and knowledgeable fashion. The Facilities General Laborer is aware of the potential exposure to internal and external hazardous materials, including but not limited to chemicals and other hazardous materials, power equipment and tools, ladders and scaffolds, electrical voltage/current, etc., which may be dangerous to use or operate, as well as exposure to infectious/communicable diseases, and potential physical injury when performing duties. Maintains a safe, clean, and organized work environment.

Education

Minimum Education, Training & Experience (includes licenses or certifications):

  • High school diploma or GED required.
  • Basic computer skills required.

Experience

  • Previous work experience in building maintenance/repair and/or the construction trades required.

Skills/Knowledge/Abilities

  • Safely operate and care for a variety of power and manual equipment, tools and vehicles.
  • Ability to use preventative maintenance (PM) software and email on a daily basis for work orders and communication with the manager.
  • Demonstrates knowledge of basic construction trades activities, including: carpentry, electrical, drywall/plastering/paint/finish work, etc. in order to remodel and repair building, equipment and mechanical systems failures or breakages.
  • Requires critical thinking skills, ability to make good decisions, listen and accept advice from others, demonstrate maturity and good judgement and the ability to work with regular/general supervision.
  • Perform various sensory requirements such as: vision, speech, smell, touch, manual dexterity, fine motor skills and hearing in order to diagnose and repair a wide variety of equipment and facility structural/mechanical systems, which entail the use of various senses to perform the duties required in this position.
  • Promote/develop/deliver excellent customer service to both internal (patients and staff) and external customers (visitors and vendors).
  • Demonstrate positive and effective interpersonal and communication skills with colleagues, patients, families, physicians, volunteers and the community. Communicate effectively both written and orally in English.

  • Maintain a calm and composed manner in emergency/stressful situations; taking appropriate action as necessary to ensure operational functionality of hospital facility systems, in order to maintain quality of patient care; and ability to cope with the physical demands of the job.
  • Adaptability is essential to adjust to emergent work demands and unforeseen circumstances which require immediate response to ensure the ongoing delivery of patient care, and in order to prioritize work activity and output.
  • Demonstrate attention to detail and high degree of accuracy, where risk of error or system failure could result in significant harm or loss, or significant dollar cost to the hospital.
  • Experience with using everyday computer electronic technology tools (e.g., email, data retrieval, voicemail, and internet/intranet), as well as ability to effectively utilize the departmental computer systems, such as preventative maintenance, work orders, etc.

General Accountabilities And Essential Functions

  • In conjunction with a Maintenance Technician, the Facilities General Laborer will inspect, test, repair, and maintain facility HVAC systems, use building blueprints/design specifications to locate equipment, and check/monitor control devices and system equipment components to ensure proper operation according to manufacturer specifications, and makes repairs or replaces worn/defective parts as needed to ensure continued operation; keeps required logs/records to document all inspections and maintenance, as well as major repairs/replacements.
  • In conjunction with a Maintenance Technician, the Facilities General Laborer will perform routine preventative maintenance (PMs) and work order repairs in a timely manner to ensure that facility equipment and systems remain in working condition.
  • Utilizes department computer software system to document and record work orders and ensure PM’s program schedule is achieved on all equipment and facility systems.
  • Periodically inspects all facility and equipment systems to ensure safe and efficient operation and incorporates them into the PM system/program.
  • Performs general maintenance and repair on facility walls and exterior surfaces to maintain condition and appearance. Removes fixtures (pictures, doorknobs, electrical switch covers, etc.), patches holes/cracks with patching compound, and prepares surface by sanding/scraping to prepare area for painting. Apply primer/paint for desired color and finish; follow hospital interior/exterior design plan.
  • In conjunction with a Maintenance Technician, the Facilities General Laborer will inspect electrical equipment/components (transformers, circuit breakers, etc.) to identify any electrical problems, use testing equipment (ammeters, voltmeters, cable/wire testers, thermal scanners, etc.) to troubleshoot/diagnose electrical failures or problems; repairs or replaces electrical wiring or other equipment to restore working function consistent with electrical codes.
  • Performs a variety of carpentry tasks to build and repair facility structures, remodel work areas, repair equipment/cabinetry, etc.
  • Performs a wide variety of general maintenance and repair to facility plumbing/septic systems and ensures that restroom facilities remain operational for patients, the public, and employees.
  • Performs a variety of general repairs and routine maintenance on hospital equipment (vehicles, lawnmowers, refrigerators/freezers, electrical equipment, clinical equipment, etc.).
  • Provides care and maintenance of hospital grounds (lawn, trees, shrubs, flowers) using proper types and amounts of fertilizers, herbicides, pesticides and water sprinkler system to keep the facility plantings healthy and maintained; uses mowers and other power/non-power equipment to keep grounds attractive and presentable; depending on the season of the year sidewalks and parking lots, etc. must be cleared (snow, ice, debris, etc.) to maintain safe access/departure.
  • Identifies all equipment and work areas that do not meet safe operational guidelines and removes from service or properly tags (log-out, tag-out system) for clear identification that the area is out-of-service and is scheduled for corrective maintenance.
  • Performs general cleaning in work areas to ensure that dust and debris is minimized as part of all repair work done in the facility; complies with any regulatory requirements to eliminate any hazardous risks or breaches of contamination.
  • Disposes of garbage and bio-waste management material, including recycling of any materials identified for recycling, removes from hospital premises as established by policy and procedure.
  • Participates in fire, safety, hazardous materials, MSDS, infection control, and other required training to ensure the hospital is ready and able to respond to emergencies and other situations.
  • Reports to management and removes any safety hazards.
  • May assist with ordering/maintaining department supplies and equipment parts, etc.
  • Performs other duties as assigned.
