We are talking more and more about Inclusionary Zoning - but it's rare to hear the opposite term. Yet that is another way to think of the use of covenants: it's a form of exclusionary zoning. The stated reasons are often about protecting the property value for homeowners in these subdivisions - by specifying types of cladding, roofing materials, minimum dwelling sizes and so on, but has morphed into something must more that seeks to dictate to a much greater extent how residents live their lives in such communities.... right down to the placement of rubbish bins and maximum permitted height of dogs! In amongst all of that, any chance of more affordable housing options or different tenure options are excluded. They are simply not permitted - which is of course the intended effect of the covenants. Excluding opportunities for a range of different housing typologies, masterplanned with integrated affordable options from the outset. Covenants can be used in a variety of positive ways too, including ensuring retained affordability, but city planners must be careful to keep in mind the principles of new communities or densification of existing communities still catering for a whole range of individuals and families - not just a select few.

Living Space completes land sale on its largest scheme to date in Worcester Affordable housing specialist, Living Space has received full planning approval and completed on the land sale for its largest scheme to date. In partnership with social housing provider, Stonewater, the approved vision will see 6.7 acres of complex brownfield land transformed into a mixed-tenure, 79-home community just outside of Worcester. Located within the Worcester South Urban Extension area, the approved mixed-tenure development is designed to meet the growing need for affordable housing within the burgeoning cathedral city. The scheme will deliver a mix of property types catering to single occupiers, couples and families – with homes ranging between two-storey terraces and two- three- and four-bedroom semi-detached houses. One and two-bedroom apartments will also be introduced within three-storey units. Access to green space has been a key consideration in the design of the development. Each house will have a secure rear garden and all residents will benefit from the site being enclosed to the east and south by established trees and vegetation. Living Space’s plans also include provision for over 30% of the former brownfield plot to be transformed into Public Open Space – creating biodiversity net gains in excess of 20%. The recent findings from the National House Building Council (NHBC) shows a decline in new bungalow registrations, with many developers choosing to make the most out of available land by replacing bungalows with multiple tall and slim homes or blocks of flats. Despite this decline in new bungalow construction, the survey has indicated that a considerable number of people are still expressing strong interest in single-story living to better suit their needs.
