A recent Cushman & Wakefield analysis of the largest 2022 office leases indicates that occupiers are disproportionately attracted to highly amenitized buildings. On average, the buildings where the largest leases are being signed have 14 different amenities available, and those that have been built or renovated in the past three years feature even more (17 different amenities). In particular, tenant lounges and amenity floors have grown more common as owners and occupiers have been looking for ways to create social spaces for employees and ways for tenants to comingle. Great insight into the Charlotte office market! Despite the pandemic, Landlords have found success in leasing space in Uptown and across the city. The cost to build out space has significantly increased since the start of the Pandemic, making it difficult for Tenants to justify burning their cash on out-of-pocket expenses, like the cost to construct office space. This is where spec suites come in, offering first-class finishes and flexibility without the need for costly construction their spaces. With companies still refining their workplace strategies, spec suites provide a great option for tenants actively in the market. And with no sign of the cost to build out space cooling off, this trend is likely to continue. #tenantrepresentation #commericalrealestate #occupierservices #charlotteofficemarket

Great insights into how the office space is adapting and fitting the new needs of people.
The stacking of experiences for the office is underway! Check out these building owner case studies that have started the change. 👇 A month ago I laid down the foundation of the future office from a stacking of departments to a stacking of experiences. ▶ https://lnkd.in/gUEDQqEc Below check out our latest research that is showcasing #BuildingOwners, #landlords, and #investors that are taking on the task to updating their buildings for the future by adding great #amenity and social #experiences within their buildings. The primary reasons people now go to the office are not to sit at a desk all day. As companies investigate their #RTO plans, we have uncovered the new purpose of the office which is all about #community and connection. From our Experience per Sqaure Foot research at Cushman & Wakefield, here are the top 5 reasons people go to the office today according to 100K+ employees: ▶ https://lnkd.in/gwqpDSTT 1️⃣ Socialization 2️⃣ Collaboration 3️⃣ Work-Life Balance 4️⃣ Access to better tools & resources 5️⃣ Company Connection The building out of dedicated #amenities spaces that include tentant lounges, conference centers, food halls, fitness centers, coffee and wine bars, outdoor wifi-equipped lounges, grab and go's, game rooms, etc., are showcasing ways to build a community within a building, a new social space for the workforce to come together, not just their company, but an ability to broaden your network and relationships. The good news, these buildings that invest in their #TenantExperience are driving higher occupancy rates and retention rates, and acheiving over market rental rates which cover the cost of improvements. #realestate #amenities #leasing ————————————————— Follow me, hit the 🔔 in the upper right corner of my profile for more insights on the future of work, place, and the employee experience.
