SHURE Initiative GTA panel: Students want more in-person connection post-pandemic, and the real estate industry must respond with revolutionary ways of designing buildings. Forward-thinking SHURE GTA contributors discussed ways to combat alienation through new design and architecture methodologies and "knitting those programmatic spaces into the routine or path of student life." “If you think you’re 20 years old, the two years of COVID is like 10 percent of your life, and almost all of your adult life was in isolation,” according to Guela Solow-Ruda, Managing Partner, ARK | PETROFF Emmanuel Adeboyega, President of the Executive Board, Residence Hall Association (RHA), SFU Residences, said he has observed extended wait lists for students to get into housing on campus. Those students, according to Adeboyega, are looking to be engaged. Valerie Bruce, MBA, Director of Student Housing and Strategic Partnerships at Toronto Metropolitan University, concurred with Emmanuel Adeboyega’s comment about more students now looking to live on campus. “There’s a higher interest in living in residence,” Bruce said. “I think, if anything, there is more of an increased number of students looking into social interactions,” said Amal Awini, Director of Housing Services at York University, who joined the SHURE GTA session. Planning approval secured ✅ Miller Goodall Ltd prepared the air quality ES Chapter and lighting impact assessment submissions. The northern facade of the building is opposite railway arches and the route along the northern facade provides a route to a nursery/residential block (staff entrance, and bin collection). An assessment of lighting impact to bats at the arches and ensuring a safe route for the neighbour (security, safety, comfort) was completed. The route, currently, is lit by street lighting spill and has a line of sight to the road, which will be lost once the building goes up. Sometimes, you don't need to overcomplicate a solution. Our lighting design provides several 'box' luminaires fixed to the facade. These have zero upward light spill (zero bat impact), provide a stylish finish and ensure the route feels safe and lit. Also providing the necessary lighting for CCTV. The building frontage will be lit by light from existing street lights. We also provided advice and a product should the Applicant wish to include an up/down light along the frontage. #lighting #planning

Oxford Street East progress update Our campaign to Build a Better Oxford Street is bearing fruit! https://lnkd.in/gU8MZBJu The recently-published consultation report shows overall support for the project from 2,130 submissions. The level of support varied by the response method. The main feedback channel – the online survey – resulted in 57 per cent in favour. https://lnkd.in/gTzc-4i8 Design work continues. Unfortunately, we are still waiting for detailed concept design plans, despite promises from TfNSW that these would be shared in late 2023. This new graphic demonstrates how the cycleway will contribute to a green and liveable urban environment. Because of course, the proposal for Oxford Street is not just about bikes. It is an opportunity to reconfigure the street, diversify its transport mix, improve the urban environment and transform Paddington. Businesses, residents and visitors will benefit from widened footpaths, lower speed limits, reduced through traffic and upgraded public spaces that prioritise entertainment, dining and people rather than cars. And what a first year student needs is not necessarily what a second year student needs." 👉 Martina shared her observations: "We were thinking in a communal study room, especially on the ground floor, you would need to unpack your stuff every day at the end of the day. So it might be that in some situations, students prefer to stay in their bedroom." She added, "We thought that some of the results were quite interesting. So nearly 50% of students prefer to live with three to four people maximum. As we all know, there is an overall concern about affordability."
