When everyone in construction is feeling the pain, everyone’s willing to listen. A roofing contractor in West Texas, a solid company we’ve been in partnership with for a while, faced a project with a huge material and labor bill they couldn't adjust. Despite their best planning and healthy margins, this job (a bonded project) with less flexibility than private projects and higher associated risks—ended up costing them half a million dollars, a staggering blow for a business not making that much net profit in a year. This huge financial hit also had ripple effects across the board. And what happened? When the pain is not mutual, the construction world is all about offloading risk—banks to developers, developers to general contractors, and so on down to subcontractors and suppliers. But when the pain is mutual, the readiness to find solutions increases. And that's what exactly happened. It’s not about assigning blame; it’s about finding ways to work through these challenges together. For instance, maybe the GC can convince the owner to direct purchase materials, or they can reorganize the Schedule of Values to help the subcontractor free up some extra cash to pay for the changes required. These conversations, these strategies for change, are what we need to focus on. How can we adapt our practices to support each other better?
