Facing the Realities of Property Management As a long-time landlord, I've been through over 100 evictions. Most are uneventful, but some, like the one pictured below, stand out. These belongings are outside the unit following a sheriff-assisted eviction. While it's never a pleasant sight, it's an unfortunate necessity in our line of work. 👌 Real estate investing is a great way to increase your income, but with it comes responsibilities that require a great deal of the investor’s time. 👇🏻 Whether you’re a first-time investor or a seasoned one who’s ready to hand over the reins, the following five points can help you decide if it’s time to hire a property management company rather than tackle the task yourself. 1. You own more properties than you can comfortably manage alone If your goal is growing your portfolio, you’ll probably reach a point where you can’t manage the day-to-day requirements of multiple properties all by yourself. 2. You live somewhere else If you live nowhere near your rental properties, you’ll probably want to hire a property management company to handle them. Building a property management business from the ground-up has been an exciting and challenging journey. One thing I told myself from the start was take small, measurable and digestible steps. Its easy to get distracted by all the bells and whistles around you. Branded fleets, high-street offices, in-house maintenance departments…they all look very glamorous and often business owners are eager to have all the trappings before really crunching the numbers. For years I worked out of a small room at home. It wasn’t fun and it certainly wasn’t glamorous. But it kept my overheads down to a minimum, and allowed my business to take route without choking our accounts. Having my own maintenance team would have been wonderful. But that would mean increasing my overheads and draining our profits. Looking back, I’m so grateful we took this route. There’s no rush. There’s no race. There’s no reason to jump the gun.
